I began practicing law in 1990. Prior to beginning my career, I attended UCLA from 1983-1987 with a B.A. in History. I then attended the University of California College of the Law San Francisco from 1987 to 1990. I have also been a licensed California Real Estate Broker since 1996.

My main practice areas include Probate and Trust Administration, and full-service Real Estate attorney and broker services. I have brokered hundreds of real estate transactions throughout the Bay Area since 1996.

Q. In a probate case, if a legal heir assigns her interest to another, is an accounting to her required or not?

A: I recommend that both of you sign waivers, however, technically you may not need to sign a waiver.

Q. My sister who fraudulently claimed the title on our family home recently passed away

A: Since your sister is now deceased, the probate court may be able to reverse the fraud assuming ample paperwork is submitted to establish the fraud. Call me or another seasoned probate and real estate attorney for a consultation and to gather more information so this can be sorted out.

Q. My uncle passed away and his house is in probate, I petitioned for letters of administration

A: I'm sorry to hear about your uncle passing and the freeloading tenant. I recommend hiring an attorney who may do the following: Secure Letters of Special Adminstration, which will expire when you are appointed Administrator. The petition for special administration should include special powers such as access to the house, and the ability to file a Probate Code section 850 petition for removal of the tenant. You may need the assistance of an attorney for this since it is a bit nuanced, so feel free to call.
